Primary services

Surveys and valuations
We
carry out surveys and valuations of both commercial and
residential property (including land and building sites). We
can provide a survey and valuation for lending institutions in
respect of property finance, and to the
individual.
With respect to house purchase we currently offer both general valuations and RICS homebuyers reports. The
Homebuyers report is recommended by the Royal Institution of
Chartered Surveyors and is carried out with specific reference
to their guidelines.
Our rates are competitive and our
turn around time for a homebuyer's valuation report is on
average two days from the date of inspection, and often
less.
Surveys, valuations and property reports are also
carried out for insurance, tax, matrimonial and probate
purposes.
If your property need extends to appearance
in court, for example boundary disputes or matrimonial cases,
our professional advice can be carried forward to Court where
we will act on your behalf to provide expert evidence if
required. Kerry Spence herself has many years experience in
acting as expert witness.
Property Management
We act
for a number of Landlords in servicing their property
portfolios, both commercial and residential. This includes a
letting service and the day to day management of houses,
shops, offices, industrial property etc. We have particular
expertise with respect to flat, apartment and townhouse complex
management.
Again our rates are competitive and our
service efficient and comprehensive.
We would be

We act for both landlords and tenants to
settle rent reviews and lease renewals.
Estate Agency
Primarily concentrated on commercial property, we are
well placed to advise upon and market a variety of commercial
property and land.
We are also pleased to act on
client's behalf with respect to the acquisition of property
and of leasehold interests.
We have recently acted for
a number of prestigious clients in the acquisition of property
throughout the province.
Property consultation
We
are well placed to apply our wide ranging and comprehensive
experience and expertise to act on your behalf with respect to
a vast range of property issues and problems that you may
encounter. Previous works have included boundary disputes,
planning consultation and development
consultation.
Again our service can be tailored to meet
your needs and our rates are extremely competitive.
